Perth’s best-connected industrial park opened

The Roe Highway Logistics Park, a major new industrial estate, has launched in Perth.

A highly-credentialed consortiumof leading property developers and investors has today launched a major new industrialestate in Perth, the Roe Highway Logistics Park (RHLP).

Located on the corner of RoeHighway and Welshpool Road East, adjacent to the established industrial suburbsof Kewdale and Welshpool, the new logistics park is within 13 kilometres of thePerth CBD and five kilometres of Perth Airport.

Opened by West AustralianTransport Minister Rita Saffioti, RHLP is the largest, best connected, premiumindustrial estate to be established in Perth in more than a decade.

The logistics park is at thecentre of the Perth arterial road network, offers RAV7 truck accessibility fromtwo major highways and benefits from freight rail access via the KenwickFreight Rail Facility, which is due for completion in late 2019.

RHLP is being developed by aconsortium which includes:

  • Linc Property,Western Australia’s largest private developer of industrial land who havedriven the acquisition, rezoning and development of the estate;
  • Gibb Group, aspecialist in the development and leasing of high-quality warehouses for nationaltenants;
  • Fini Group, thePerth based private investment company of Adrian Fini who has been involved in the Western Australian propertyindustry for over 30 years delivering some of the State’s most iconic projectsacross a range of commercial, residential, office and industrial sectors;and
  • Minderoo Group,one of Australia’s largest private investment groups.

The ability to access containerfreight via rail has already led to leading logistics players choosing tolocate at RHLP.

This, coupled with the StateGovernment’s recent increase in the rail freight subsidy from $30 to $50 pertwenty-foot equivalent (TEU) which came into effect on 1 January 2019,strengthens the competitive nature of those businesses choosing to locate atRHLP and provides the opportunity for unique operational and supply chainefficiencies to be realised.

Minister Saffioti’s attendance atthe opening of the Park as Transport Minister further emphasises the strategicimportance of this rail facility, as well as the State Government’s objectiveto increase rail freight volumes and the efficiency of Perth’s rail freightnetwork.

RHLP has already attractedsignificant interest from a range of premium logistics and industrial servicesbusinesses accounting for a significant portion of the 56 hectares parkincluding:

  • Northline, a national freight and logistics group, for the establishment of a20,000m2 rail sided warehouse on a 4.0ha site;
  • K-Trans WA, a Western Australianfreight forwarding business, for the development of a 10,000m2 rail sidedwarehouse on a 3.9ha site;
  • BP, one of thelargest top tier fuel and convenience store providers;
  • Brady Corporation, an international supplier of safety, identification, labels, tags andprinters and software;
  • Expro Group, an international oil and gas services business, for the development ofa 5,000m2 workshop on a 1.6ha site; and
  • FUWA K-Hitch, a specialised designer and supplier of transport components to theWestern Australian mining and transport industry.

With a range of additional largelogistics and warehousing tenancies in advanced negotiations, remaining landwithin the estate is expected to be absorbed.

BP will develop an integrated fuelstation and truck stop and the developers are is in the process of securingfurther commitments from a range of food and beverage offerings to provideamenity for businesses within the estate.

The logistics park will offer lotsfrom 3,000m2 to more than 10 hectares. It will have landscaped public openspace, high quality public art and entry statements, substantial street treesand flexible General Industrial zoning.

In addition, the projectconsortium has developed an integrated conservation strategy which includesextensive tree planting, increasing foraging and roosting habitat for forestred-tailed black cockatoos, best practice storm water management, the onsitetreatment and recycling of waste water and several solar energy initiatives.

Linc Property Development DirectorJudd Dyer said: “The core established industrial precincts tend to be old,tired and problematic for repurposing to suit modern warehousing requirements,with no landscaped open spaces and limited food and beverage offerings.

“RHLP provides tenants and owneroccupiers who would traditionally have sought to locate in Welshpool or Kewdalewith the opportunity to establish themselves on a site configured to theirprecise requirements in a brand-new industrial estate amongst high qualitymodern facilities with superior access, freight rail, landscaped public openspace and modern amenity.

“We have typically seen absorptionof around 10-20ha per annum in our other estates and are very pleased withtake-up to date.

Ben Lisle of Linc Property said:“The majority of the site is being retained for leasing up however we are sellinga small portion of land to accommodate owner occupiers. We are in advanceddiscussions with a number of larger tenants and anticipate that the RAV 7 roadaccess, the freight rail intermodal terminal, modern presentation and abilityto tailor facilities or lots to tenants’ exact requirements will drive veryrapid take-up of the remaining land.”

“This has been a high complex project which required theacquisition and amalgamation of more than 30 parcels of land in parallel withMRS amendment, scheme amendment, structure plan and subdivision processes alongwith resolution of a range of complex road, servicing and environmentalmatters.

I would also like to acknowledgethe support provided by the Minister for Planning, DPLH and Public TransportAuthority who worked with us to resolve a range of complicated planning andtraffic matters to bring this major new employment site to fruition.”
